1. Pick your lender wisely! If you do not have
someone you have a proven working relationship with then I can help connect
you with proven lenders that will help you get the best price possible and
walk you through to closing.
2. Absolutely do not buy anything on credit until after you close on your new home or unless you speak with your lender (loan officer) on the home loan to make sure this will not prevent you from being able to purchase the home. Why is it important? Some people that are close on their debt to income ratios could be prevented from buying a home even after they've been approved to purchase the home and are under contract to close within a few weeks. To much debt can limit the price of a home you can afford and lenders may do another credit check prior to closing. If you're close on debt to income ratio just don't risk it.
3. Do not accept gift money from your family for a down payment just yet. Don't take this lightly it can have serious consequences on you getting approved. The lender will have strict guidelines for you to follow, Usually there is a gift letter form they will want you to fill out and have your family member sign plus how you accept the money has to be properly documented. I can help you with this. It really pays to have a Realtor that will help prevent you from making these simple mistakes that can lead up to big problems.
3. Choosing the right Realtor can make all the difference in the world when trying to find the right house, it takes skill, timing, negotiating the offer, working through inspections and closing the deal.
4. I will only show you homes that meet your specifications.
5. Do not delay! When you find the home that's right for you, I will write the offer and submit it quickly. Timing is of the essence, if you like a home there are usually other buyers that just saw it too that will be thinking the same thing. The sooner you can put an offer together and have it submitted the better. Remember, unless both parties seller and buyer agree to the offer, it isn't an agreed upon contract. Any other offer that is better, the seller can take and reject yours etc. So negotiate quickly and get yours accepted quickly so this doesn't happen.
6. Per contract there are many time frames such as inspections, when they start, how many days you have to inspect your new home, the inspection results any questions for the inspectors etc. Don't worry I keep you within your time periods per contract and I'm at all inspections so I can help you with asking the right questions if the inspectors find issues with the home. We also have a limited number of days to respond to any inspections and there is a certain way we do that, it's called a TRR - Treatment Repair Replacement supplemental. I'm there with you all the way and will help make this process seamless answering any questions you have as they come up.
