  • Contact Sellers same day after showings and give them feedback.  Call Realtors who show the sellers home the same day (this is so important) and find out what their buyers thought and if there is anything we can do to make the home more attractive to their buyer.  
  • You would be surprised as to how many Realtors don't do this.  Your top Realtors will always call for feedback.  This is another reason why it makes a difference on who you choose to represent you and your property.  It could mean selling in under market time netting you more money or remaining on the market month after month making you less money because its not being effectively marketed.  Same rule even with companies, it can be a great company but not all Realtors are created the same.

  • Install Home Facts Notification Sign rider with call capture technology never lose a lead on your home.  Nice to have so if you change your price or offer concessions I can notify all who called on your property, possibly initiating that interest with the buyer on your home again.

  • Place Professional Color Flyers in home
  • Email Realtors Your listing with Strategic Info in Subject line, Call me for details - Most  Realtors get a ton of email daily and will not open all their emails if it doesn't reflect something of interest in the subject line.

  • Setup Obeo.com Website statistics to email sellers weekly
  • Setup CBtulsa.com Website statistics to email sellers weekly

 

Day 10
  • Submit to TV Advertisement
Day 14
  • Contact Seller discuss the real estate market and their subdivision any new competition etc.
  • Prepare for Open House
  • Deliver or mail Open House Cards to 20 Houses Around The Sellers Home.[
  • When at open house I always have a copy of a contract and I tell everyone that comes in If you like the home it only takes about 5 minutes to make an offer and the sellers are in town and we can know something as soon as tonight.  You would be surprised as to how this ups the chances of selling your home or at least creates some activity that could turn into a sale.
  • It's called verbally planting seeds.

 

Day 30 Contact Seller about Market conditions and subdivision any other competition.
Repeat certain processes until sold.
Everyday 1-90
  • Full advertisement everyday until its sold.
