  • Submit your listing to MLS " Public Remarks is really a science, correctly or incorrectly will help make or break the goal of selling your home in a timely manner. This is what potential buyers and sellers read on MLS about your home.
  • Another strategy to help sell your home is I list for only 3 months.  Ask me about this.
  • Install Signs CBRG Sign and sign
  • Install Keybox 
  • Submit to Obeo professional photography and virtual tours
  • Submit to Color Magazine - Buyers Guide - Approximately 30,000 distributed Every 5 Weeks.

            Side Note: Realtor Showings

  • Give showing feedback to sellers the same day after showings.  Call Realtors who show the sellers home the same day (this is so important) and find out what their buyers thought and if there is anything we can do to make the home more attractive to their buyer.  
  • You would be surprised as to how many Realtors don't do this.  Your top Realtors will always call for feedback.  This is another reason why it makes a difference with who you choose to represent you and your property.  It could mean selling in under market time, netting you more money, or remaining on the market month after month making you less money, because it’s not being effectively marketed.

Day 14

  • Contact Seller discuss the real estate market and their subdivision any new competition etc.
  • Prepare for Open House
  • Deliver or mail Open House Cards to 20 Houses Around The Sellers Home.
  • When at open house I always have a copy of a contract and I tell everyone that comes in If you like the home it only takes about 5 minutes to make an offer and the sellers are in town and we can know something as soon as tonight.  You would be surprised as to how this ups the chances of selling your home or at least creates some activity that could turn into a sale.
  • It's called verbally planting seeds.


Day 30 Contact Seller about Market conditions and subdivision any other competition.

Repeat certain processes until sold.

Everyday 1-90

  • Full advertisement everyday until it’s sold.
